Why the Amenity Matters

The first building your buyers walk into

Long before the last lot sells, the amenity center is doing the selling. It anchors the marketing, sets the tone for the whole community and becomes the HOA’s most visible shared asset for decades.

That’s why we treat it as more than a building. We plan amenity work around your opening date, your sales milestones and the board that will eventually own it, so the finished space looks right on day one and holds up long after turnover.

Why Developers Choose Us

Built around your sales calendar, not ours

An amenity that opens late costs you momentum. One that's built cheaply costs the HOA for years. We plan for both from the first pricing conversation.

01

Schedules tied to your milestones

We work backward from your model opening or sales milestone, flag long-lead items early and keep you updated as the work moves.

02

Pricing that guides design

We price while the design is still developing, so you can make tradeoffs early, when they're inexpensive, instead of after drawings are done.

03

Clean sites in active communities

Most of our amenity work happens while homes are selling nearby. We keep sites safe, tidy and ready for the next tour.

04

A smooth handoff to the HOA

Warranties, manuals and finish selections are collected in one place, and we walk the finished space with the management company before turnover.

How We Work

From first number to opening day

Step 01

Pricing & Design Input

We join early, price the plan as it develops and suggest ways to get the look you want within budget.

Step 02

Permits & Approvals

We coordinate building permits, pool plan review, health department and accessibility requirements.

Step 03

Construction

One team manages the site, trades and schedule from foundation to final finishes.

Step 04

Opening & Turnover

Final walkthrough, documentation and a clear contact for warranty items after opening.

FAQ

Questions developers ask us

Don’t see your question? Call us at (404) 626-3302 or read our amenity center planning checklist.

Where do you build amenity centers?

We build throughout metro Atlanta and across Georgia, including communities around Lake Lanier and Lake Oconee.

Can you build from our architect’s plans?

Yes. We regularly build from plans provided by the developer’s architect, and we’re glad to give pricing and constructability feedback before plans are finalized.

Do you handle the pool?

We build the pool house, cabana and surrounding amenity, and coordinate closely with the pool contractor and health department so everything comes together on one schedule.

Can you phase the amenity?

Yes. Many communities open the pool and cabana or clubhouse first, then add courts, parks or walking trails later. We’ll plan the site so each phase opens cleanly.

How fast can you build a mail kiosk?

Fast. In many jurisdictions the mail kiosk has to be in place before the final plat is approved, so we treat it as a priority and build kiosks in weeks, not months.

Do you renovate existing clubhouses?

Yes. We work with HOAs and management companies on updates, repairs and expansions to existing amenity buildings.
